London, October 2026: The Massey Partnership is delighted to be working with Kingsley House, a boutique B&B above the market town of Haslemere on the Surrey and West Sussex border. Owners Duncan and Craig live on site and look after every guest themselves. The house stands in 2.25 acres facing south over a lawn and mature trees, the Serpent Trail starts a short walk away, and London Waterloo is 52 minutes by direct train.
New Client : Kingsley House
There are four king-size rooms for up to eight guests, each with a marble bathroom, butter-soft linen and a pillow menu. What sets the house apart is how much is the truly bespoke aspect to each stay, with much arranged before anyone arrives. Once a booking comes in, Duncan gets in touch to ask what guests like to drink, what they would like waiting in the room, whether he should book a table for dinner and whether they need a taxi, hire car or airport collection. He meets them on the drive and the bags go up while they settle in. While they are out at dinner the bed is turned down, towels are changed and clothes are folded or hung, and anyone who fancies a hot chocolate in bed on their return only has to ask. In the garden, a WhatsApp message to Duncan brings out a glass of English sparkling wine.
Breakfast is cooked by Craig, as a time to suit guests. The full English comes with black pudding he brings back from Scotland, and the coffee is a Brazilian roast from Algerian Coffee Stores, the family-run shop in Soho, brought up to the room in the morning.
The whole house can also be taken for up to nine guests, who then have the drawing room, dining room, garden, terrace and evening use of the kitchen to themselves, with afternoon tea and homemade cake included. It suits milestone birthdays, bridal weekends, family gatherings and small corporate away-days, as well as photo and film shoots.
Frensham Great Pond and Common, Cowdray Park Polo Club, Goodwood and Petworth are all close by, as are Guildford, Godalming, Winchester and Chichester, home of the Festival Theatre. Evenings back at the house tend towards film nights by the fire in the drawing room or a drink on the terrace as the light goes.
Guests must be twelve or over. The house does not take dogs, although guests are likely to meet Hudson, Duncan and Craig's Great Dane, who made his screen debut as David Bow-Wowie in Season 2 of Jilly Cooper's Rivals on Disney+.
“We want to know when you need us and when you don’t,” says Duncan. “Sometimes that means sorting something out weeks before you arrive, and sometimes it means bringing a drink into the garden and leaving you to it.”

About the owners: Duncan's introduction to hospitality came at seventeen, when he rang a small village hotel asking for work and ended up doing weddings, bars, rooms and front of house. He went on to build a career in commercial funding, co-founding a finance brokerage, where he spent two decades, while renovating houses alongside. Craig holds a PhD in surface chemistry and built an international career across finance, recruitment and People and Culture. Years of working abroad shaped the way he cooks, which is generous and unfussy.
